The proposed 99 residential unit development was designed utilizing the Single Family Conservation Design option for Suburban zoning, which preserves 50% of the overall parcel as open space or natural resource areas for the community. The pro`posed development was designed with interconnectivity and pedestrian trails to the adjacent Chesapeake and Delaware (C&D) Canal and Wildlife Area. Several green technology and conservation design Best Management Practices (BMPs) were integrated throughout the site to provide stormwater management for the proposed development. Project includes coordination with DelDOT for the proposed Route 301 alignment, including relocation of Bethel Church Road.
